About the UTP fund

The PfP Capital Urban Transformation Partnership builds on Places for People's acquisition of the assets of the igloo Regeneration Fund in 2018 including its 50 percent interest in the Blueprint Regeneration Partnership, a joint venture with Nottingham City Council and its 50 percent interest in BIGG Regeneration, a joint venture with Scottish Canals.

Places for People's fund management business, PfP Capital, acts as the investment manager of the Urban Transformation Partnership. Development Management services are provided by Places for People’s Placemaking and Regeneration business and igloo Regeneration Ltd, both sustainable regeneration specialists.

Strategy

Over the past 17 years, £300 million has been invested in multiple award-winning developments across the UK including eco-friendly homes and commercial space at The Malings, Newcastle and a mix of contemporary, high quality, low energy homes at Trent Basin, Nottingham.

The PfP Capital Urban Transformation Partnership is accelerating development on a number of on-going schemes including further development at Nottingham Waterside, Ouseburn Valley in Newcastle, Leeds Ironworks scheme and further projects in Glasgow through the BIGG JV.

The Fund is also in the process of securing further development opportunities across the UK with the intention of growing the Fund to become the UK's leading sustainable investment fund.

We work with communities to create successful places where the mainstream will overlook the opportunity to create communities, deliver social impact and market-level financial returns. Our fund creates a platform for national and local public bodies and their pension funds to invest in local place-making.

Source of opportunities

We target mixed use development opportunities in areas where we can create value through multi-phase developments. Typically this involves post-industrial land at the edge of the UK’s major urban centres where we can partner with local stakeholders.

Management approach

As a full scope AIF manager, PfP Capital holds the full range of permissions to manage investment and deliver successful communities in partnership with some of the UK's most successful placemakers as Development Managers.

We target areas with a low entry cost and deliver our places across multiple phases and a portfolio of uses.

This creates financial returns that are diversified and increase over each phase we deliver.
